Rental Information and ConditionsA $400
minimum down-payment is due with reservation, while the rest of the
balance is
due 21 days before the rental date, or 1 month prior to a holiday
rental. A 6% T.O.T. tax will be added
for the city of Big
Bear Lake. There are no other additional fees.
A $400 (minimum) security deposit on all rentals will be put on a major credit card when checking-in and picking-up the key. This deposit is completely refundable if house is left clean and in order. Tentative reservation will be held for 3 days until receipt of the down-payment. If no down-payment is received at that point the reservation will be cancelled. When final payment is received a map and info sheet will be e-mailed out generally one to two weeks prior to rental. If full payment is not received by the due date the owner reserves the right to consider the reservation as cancelled, and return the down-payment according to the terms outlined in the Cancellation Policy section. Enjoy the house as if it were yours; that also means have respect for the furnishings and the interiors as if they were yours as well. Please avoid dragging mud inside the house. No skis and snowboards allowed inside the house - please use the garage to store them. Damages to furniture, walls, floors, appliances and all other interior items will result in a deduction from the deposit. If they exceed your deposit value you will be charged accordingly for the remainder. Accidents happen, we understand that, so if you let us know early of any damage as it occurs we should be able to tend to it earlier and possibly work out some more favorable arrangement with you. During your stay please conserve energy by using it with common sense, for example by not leaving doors and windows open while the heater is running, turning lights off when leaving, and making sure that the deck and other unnecessary lights are not left on all night. no candles and no smoking in the house, and
avoid all other fire hazards. Although some basic cleaning is included the following needs to be done before leaving: leave all dishes clean, empty the sink and run the dishwasher, collect all bed sheets and towels and pile them up for the maid. Another small inconvenience is that since there is no trash collection up in the mountain you need to collect all the trash and take it away at the end of your stay (directions for nearby dump-sites to be provided). Turn the heater down to 52 degrees, and generally leave things in order, or as they were before. Undone dishes or for example unusually dirty floors will result in an extra maid charge of $30 to be deducted from the deposit. Usually check-in is at 4pm and check-out is at 11am. You are expected to leave by the set check-out time. If for any reason you need more time an extended check-out time call Max (858) 456-4572, and may incur a small fee (usually $15 to $20 per each extra hour). PaymentsPersonal

cashier checks are OK. Please include your name, phone
numbers, e-mail address, and dates renting the house when sending
money.
You could pay by credit card through PayPal but there is a 3% fee that
they charge; please
